790 Colorado Boulevard

Pasadena, CA

790 Colorado is a 9-story 136,000 square foot office building that was purchased from Equitable Life as a surplus property in an off-market transaction.  The building was in need of leasing, as it was approx 60% leased at the time of purchase.  In addition, the common areas required upgrading.  In less than 3 years, the re-positioning project was successfully completed and sold to Spieker Properties (which became part of the Equity Office portfolio).


Carrington College
Antioch, CA
This approx. 30,000 sq. ft. single-tenant two-story office and classroom facility was the first building in the Deer Valley Business Park, a master-planned project at the intersection of Lone Tree Way and Country Hills Drive in Antioch, CA.  It was developed as a build-to-suit via a long-term lease with the tenant, Carrington College (formerly Western Career College).  After construction completion, the property was then sold to a S.F. Bay Area real estate investment company.



500 Sansome Street

San Francisco, CA
500 Sansome is an 8-story 120,000 sq. ft. building in the Financial District of Downtown San Francisco.  This property was a value-add purchase opportunity; it had a high vacancy rate, below-market rents for the existing tenants, and it suffered from out-dated tenant spaces & common areas.  Within two years, 500 Sansome featured a renovated ground floor lobby and restrooms, an exterior facade upgrade, as well as a revitalized tenant rent roll.  This property was then sold to a real estate investment company.



Cerritos Corporate Center
Cerritos, CA

Cerritos Corporate Center is a 7-building, 462,100 sq. ft. business park in the Mid-Counties sub-market of the greater Los Angeles area.  The project was a comprehensive development involving the acquisition of the 20-acre site, managing the entitlement process with the city to achieve the desired result, and then the construction and leasing of the buildings.




O'Connell Ranch
San Benito County, CA
O'Connell Ranch, a 6,900 acre working ranch, was acquired via a 10-year purchase option agreement that was originally negotiated with Fenton O'Connell, a well-known Northern California rancher.  His "home ranch" was then purchased after Mr. O'Connell and his wife were deceased.  Approx. 7 years later, a neighboring land owner (a reputable master-planned community developer) purchased the property in an off-market transaction.




Calabasas Tech Center
Calabasas, CA

Calabasas Tech Center is a 215,500 sq. ft. flex/office park well-located off Hwy. 101 in the West San Fernando Valley.  The property consists of 7 one-story and two-story buildings.  The Calabasas Tech Center was approximately 83% pre-leased (i.e. leased prior to completion of the buildings) and then the project was sold to a pension fund investor.

Renovations & Resales
S.F. Bay Area
This effort is the renovation and resale of distressed single-family homes in the traditional working-class neighborhoods in the S.F. Bay Area.  After acquisition via REO, short sales, or trustee auctions, the properties were thoroughly renovated with new plumbing, electrical, roof, windows, heating system, landscaping, etc.  The homes were then sold, usually to first-time home owners at affordable prices.



Springdale Commerce Center

Santa Fe Springs, CA

Springdale Commerce Center is a 2-building, 144,000 sq ft multi-tenant warehouse project that was a developed as a speculative project.  The property featured ample truck maneuvering room, plus both ground-level and dock-high loading for each tenant space.  The initial leasing efforts achieved +90% occupancy soon after construction completion.  A local real estate investor purchased this property soon thereafter.
